TLC acquired the Addison II building in 2009 through the Luzzatto Real Estate Value Fund I, L.P. The property is a two-story flex office building with 182,000 net rentable square feet located in the thriving Dallas suburb of Addison, Texas. TLC purchased the investment at well below replacement cost with strong in-place cash flow. At 60% occupancy at the time of sale, the Addison II building provided an excellent opportunity to increase cash flow through the lease up of vacant space. Addison II is now fully leased.

The Woodland Park Apartments in the Bronzeville neighborhood of Chicago were acquired through the Luzzatto Real Estate Value Fund I, L.P. in 2010. The property consists of 162 apartments in a mixed condominium and apartment project. The property was originally built in 1989 and partially renovated in 2005. TLC has since renovated the majority of units coming available, increasing rents dramatically and significantly improving the efficiency and overall performance of the property.
